3. User Accounts
You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. You must provide accurate and complete information when creating your account and keep this information up to date.
4. SMS and Communication Services
By providing phone numbers for yourself or your tenants, you consent to receive SMS messages, voice calls, and other communications related to property management activities. See our SMS Program Terms for complete details.
- Purpose: Messages relate to maintenance requests, property announcements, rent reminders, and operational communications.
- Consent: You represent that you have obtained proper consent from tenants before adding their phone numbers.
- Opt-out: Reply STOP to any message to opt out of SMS communications. Opting out halts non-urgent SMS; we may still send legally required notices if applicable.

5. Data Accuracy
You are responsible for providing accurate phone numbers, email addresses, and other contact information. SimpleBuildingOps is not responsible for undelivered messages due to incorrect contact information.
6. Acceptable Use
You agree not to:
- Use the service for any unlawful purpose
- Send spam, unsolicited messages, or marketing content
- Harass, abuse, or harm other users, tenants, or third parties
- Attempt to gain unauthorized access to our systems
- Use the service to violate any applicable laws
7. Payment Terms
Subscription fees are billed in advance on a monthly or annual basis. Rent collection services may include payment processing fees. All fees are non-refundable except as required by law.
8. Termination
We may suspend or terminate your account if you violate these Terms. You may cancel your account at any time through the billing settings. We reserve the right to modify or discontinue the service with reasonable notice.
9. Disclaimer of Warranties
THE SERVICE IS PROVIDED “AS IS” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. WE DO NOT GUARANTEE THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.
10. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, SIMPLEBUILDINGOPS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF YOUR USE OF THE SERVICE.
11. Carrier Liability Disclaimer
Carriers (AT&T, Verizon, T-Mobile, etc.) are not liable for delayed or undelivered messages. Message delivery is subject to network conditions and carrier policies beyond our control.

1. Program Description
The SimpleBuildingOps SMS program provides the following types of messages:
- For Tenants:
- Maintenance request updates and status changes
- Property announcements and building notices
- Rent payment reminders and confirmations
- Welcome messages with portal access links
- Responses to your messages to the property
- For Landlords/Property Managers:
- New maintenance request notifications from tenants
- Payment alerts (successful and failed)
- New message notifications from tenants
2. Consent
By providing your phone number and enabling SMS notifications, you expressly consent to receive text messages from SimpleBuildingOps. Consent is not a condition of purchase.
For landlords adding tenant phone numbers: You represent and warrant that you have obtained proper consent from each tenant to receive SMS messages before entering their phone number into the system.
3. Message Frequency
Message frequency varies based on property activity. Typical scenarios include:
- 1 welcome message when first added to a property
- 1-3 messages per maintenance request (submission confirmation, status updates, completion)
- 1 message per property announcement
- 1 message for rent reminders (if enabled by property manager)
4. Costs
SimpleBuildingOps does not charge for SMS messages. However, message and data rates may apply from your wireless carrier. Contact your carrier for pricing details.
5. Opting Out
You may opt out of SMS messages at any time by replying STOP to any message. After opting out:
- You will receive a confirmation message that you have been unsubscribed
- You will no longer receive non-urgent SMS messages from SimpleBuildingOps
- You may still receive legally required notices if applicable
- You can re-enable SMS at any time through your portal or settings

7. Compatible Carriers
Supported carriers include major US carriers such as AT&T, Verizon, T-Mobile, Sprint, and most regional carriers. Carriers are not liable for delayed or undelivered messages.
8. SMS Data Privacy
Your SMS data is handled according to our Privacy Policy. Key points:
- We collect phone numbers, message content, timestamps, and delivery status
- SMS is processed through Twilio, our trusted messaging provider
- We do not sell or share your SMS data with third parties for marketing purposes
- SMS logs are retained for 24 months then deleted
9. Program Modifications
We reserve the right to modify or discontinue the SMS program at any time. Material changes will be communicated via email or in-app notification.
10. Prohibited Use
The SMS program may not be used for spam, marketing unrelated to property operations, or any unlawful purpose. Violation may result in immediate termination of service.
Consent Tracking
SimpleBuildingOps maintains records of SMS consent including the timestamp, phone number, source page or flow, and terms version at the time of consent. This ensures compliance with regulatory requirements and allows us to honor your preferences.
